PROVIDE THE NECESSARY DOCUMENTATION
Once you’ve settled on a notary, the latter must receive the necessary documentation in order to start processing your file. If you are dealing with a real estate broker, you can simply provide them with your notary’s coordinates and they will forward everything needed to us. In the absence of a real estate broker, the notary will ask you for the vendor’s coordinates, in order to contact them and ask them to send the information required.
OBTAIN A HOME INSURANCE POLICY
You will be obligated to insure your new property as of the date of transfer of ownership and your notary will require proof of insurance. Once you have concluded your research and found a policy that is suitable to your specific needs, you must give your notary’s coordinates to your insurance broker and they will forward the necessary document.
PREPARE YOUR DOWN PAYMENT AND FIRST APPOINTMENT

SECOND APPOINTMENT
The second appointment will usually take place a few days later. At this meeting, the vendors as well as the real estate brokers will also be present. The Deed of Sale will be signed and you will officially become owner of your new property. Depending on the date of occupancy of the property (this date is not necessarily the same as the transfer of ownership date depending on the terms negotiated between you and the vendors), you may receive your keys right away.
RECEIVE ALL YOUR OFFICIAL DOCUMENTS
Following your transaction, your notary will send you true copies of the documents signed (ie. Deed of hypothec, Deed or Sale, Title Deeds and Certificate of location). When you in turn sell your property, you will be required to pass most of these documents on to the next owner so you will have to hold on to them. In case of loss or destruction of said documents, your notary will be able to issue new copies.
